Linley Station House and Forge Cottage offer full week breaks all year round. Weekend and mid week breaks are subject to availability. Please contact us for availability.

The changeover day for full week stays is Saturday.

Children under the age of 5 years are not allowed at Forge Cottage. Parents should be aware that this property is approached by steep steps from the parking area to the rear and children should be supervised at all times. Similarly the property is adjacent to the River Severn and again parents must supervise their children at all times.

Sorry but pets are not permitted at our properties.

Smoking is strictly not permitted in the properties.

Electricity, linen, cleaning, hot water, central heating and your first basket of logs for the cooler months are included in the cost.

A deposit of 25% is required upon booking. The balance will become due and payable eight weeks prior to the commencement of your holiday.

By making your booking, our acceptance is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid, less a 5% administration fee. Please note that your deposit is not normally refundable but the company may offer refunds entirely at their discretion in exceptional cases. We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control, and we were unable to offer you alternative accommodation and then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

A maximum number of SIX persons at Linley Station House and FOUR persons at Forge Cottage may occupy the property and this must not be exceeded.

The property will be available to you from 3.30pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your cottage. Please ensure you contact us no later than midday on your day of arrival to let us know if you will be arriving late. Please leave the accommodation by 10.30am on the day of departure unless otherwise arranged.

Please take care when staying in our properties. You are responsible and liable for any breakages which you cause to the accommodation or its contents. Whilst we realise that little accidents or minor breakages can occur, all we ask is that you report any incidents as they happen. We do not normally charge for minor breakages, but we may make a deduction from your security deposit for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this. PLEASE NOTE THAT A SECURITY DEPOSIT OF £100 IS PAYABLE WITH THE FINAL BALANCE. This will be refunded following a satisfactory inspection of the property.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of their employment.

Any data collected during the course of the booking will be stored on our computer(s). With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party as we are covered by the Data Protection Act.
